Purchasing Procedure

  1. Start by choosing an apartment that is available and suites your needs. View a map of the units available by visiting the Residences Page. From there you can see the available residences in GREEN, click on the unit and see more details including sales pricing information. Our office is available Monday to Saturday to schedule a visit.
  2. Once you have decided on your unit, it’s time to let us know and reserve your new apartment. To do that you will need to sign a “Letter of Intent”. Click HERE to get a sample letter of intent. You will need to provide a minimum of 10% Earnest Money Deposit in order to reserve an apartment. You will also choose your time-frame for completing the purchase, signing the leasehold agreement, and taking possession of your apartment.
  3. You complete the payment terms.
  4. We sign the 50 year leasehold agreement.
  5. You take possession of your apartment.

Yes, we can accept installment payments up to 2 years, but we will require more than 10% deposit. For example, in order to pay for your apartment in monthly installments over 2 years, would require at least a 40% deposit.

Generally you can take possession of the unit when the purchase is final and the 50 year leasehold contract is signed. In some cases when an installment has been agreed to, you may be able to start using your apartment sooner.

Yes, the 50 years leasehold contract is fully transferable and can be sold and taken over by a third party. There are some rules for reselling such as giving Bohol Jewel Corporation a “right of first refusal”. Many apartments have already traded hands successfully and for a higher price.

Yes. In the Philippines, foreigners are not allowed to own land. But they can own an apartment in a residential property like Bohol Jewel Residences. In our case, we provide the apartments with a transferable 50 year lease. This leasehold ownership is a common practice in the Philippines and has worked in the interest of foreigners for decades.

Yes. Bohol is a favorite vacation destination for Filipinos, South Koreans, Japanese, Chinese and many others. If you don’t use your apartment all year-around, you can rent it our either short-term, or long-term. Our front desk can even assist with the management of your apartment if you want us to. Or you can rent it yourself using travel sites. This way owning an apartment at Bohol Jewel will never be a burden, and can become a profitable investment.

The monthly fees per apartment are 4,000 pesos per month. This pays for swimming pool and garden maintenance, common areas, security guards, trash pickup, property taxes, and more.

Each apartment has it’s own meters and is responsible to pay for their electric and water usage. Utilities can range from 500 to 5,000 pesos per month, depending on usage.

We can accept deposits to our bank account, payments in cash at the front desk, or using services like Gcash, Pesonet, or Maya. For international payments, we can accept Wise.com, Worldremit, Western Union, or Moneygram among others. We also accept credit cards but there may be an extra fee for credit card payments. We are not allowed by law to lease a property for more than 50 years. At the end of the 50 years we could enter into a new agreement or you can decide not to extend. It’s also possible the laws change in the Philippines and foreigners are given more leeway. We will remain pro-active and always put forth the best interests of the owners.
